Community Overview
Stonecreek Estates is a roughly 500-acre master-planned community in the Richmond–Rosenberg area of Fort Bend County, Texas (ZIP 77469), sitting within the historic Wiley Martin Survey, Abstract 56. Fort Bend County processed the first section's plat in early 2016; by 2020 the community had grown to approximately 502.5 acres of homesites, roads, detention areas, open space and amenities.
Homes here have been built by Ashton Woods, Perry Homes, Toll Brothers, David Weekley Homes and Westin Homes, with prices that have spanned roughly $370,000 to $720,000+ depending on section and builder. Stonecreek is zoned to Lamar Consolidated ISD, with Don Carter Elementary located directly in the community. The neighborhood is governed by the Stonecreek Estates Home Owner Association, currently managed by SBB Community Management, while Fort Bend County MUD No. 184 provides water and wastewater service separately from the HOA.

Location
Stonecreek Estates sits close to U.S. 59/I-69 and the Grand Parkway, giving residents quick access to Richmond, Rosenberg, Sugar Land and the greater Houston area. Brazos Town Center—shopping, restaurants and a Cinemark theater—is a short drive away, along with Historic Downtown Richmond and Historic Downtown Rosenberg.
Neighborhood FAQ
Is Stonecreek Estates in Richmond or Rosenberg?
Most homes use a Richmond mailing address, but the City of Rosenberg has played a role in reviewing development plans, and your home may be inside city limits or in unincorporated Fort Bend County. For police, permits, roads and drainage, verify jurisdiction using your exact address rather than assuming the city on your mailing address is the office to call.
What's the difference between the HOA and MUD 184?
They're separate organizations. The Stonecreek Estates Home Owner Association handles deed restrictions, assessments, common areas, amenities and architectural approval. Fort Bend County MUD No. 184 is a separate governmental district that handles water and wastewater service, billed through Municipal District Services (MDS). Water bill questions go to MDS, not the HOA.
Why does "Dry Creek" have water in it?
Despite the name, Dry Creek has always carried water on and off with rainfall, and today it also receives runoff from streets, rooftops and storm drains. It flows southeast toward Smithers Lake, the cooling-water reservoir for the W. A. Parish Generating Station near Thompsons — Stonecreek's own small link to a much larger piece of Fort Bend County infrastructure.
What school district is Stonecreek zoned to?
Lamar Consolidated ISD (Lamar CISD). The current assignment is Don Carter Elementary, Polly Ryon Middle School, Reading Junior High, and George Ranch High School. Secondary-school assignments should be verified directly with Lamar CISD for your exact address each school year, since boundaries can shift as the area keeps growing.
