StoneCreek Estates remains a desirable master-planned community with newer homes, generous floor plans, recreational amenities, and convenient access to Richmond, Rosenberg, Sugar Land, U.S. 59, and the Grand Parkway. The average available home offers approximately 3,172 square feet and carries an asking price near $581,000.

However, inventory is elevated relative to June’s sales pace. Buyers have choices, and new-home builders are competing aggressively for their attention. This gives buyers stronger negotiating leverage while placing additional pressure on resale sellers to price correctly and present their homes exceptionally well.

For sellers, success will depend on accurate pricing, professional presentation, targeted digital exposure, and clearly communicating what the property offers that a builder cannot. For buyers, current conditions may provide opportunities to negotiate price, repairs, closing-cost assistance, or other favorable terms.

Resale Activity

StoneCreek Estates currently offers a broad selection of resale homes, generally ranging from the low $400,000s into the $700,000s. Available properties include homes built during the community’s earlier development stages as well as nearly new homes completed within the past several years.

Resale properties face substantial competition from builders offering brand-new homes, quick move-in inventory, closing-cost assistance, interest-rate incentives, and other promotions. That does not mean resale homes cannot compete, but sellers must be realistic. Buyers are unlikely to pay a premium for an older home when a comparable new home comes with warranties and financial incentives just down the street.

The strongest resale listings will typically be those offering one or more meaningful advantages:

  • A lower effective price than comparable new construction
  • A larger or more desirable lot
  • Completed landscaping, fencing, window treatments, or outdoor improvements
  • A pool or upgraded outdoor living area
  • Premium community positioning
  • Significant interior upgrades
  • Immediate occupancy without construction delays

With approximately eight months of estimated inventory, StoneCreek Estates is operating as a buyer-favorable market. Pricing above recent comparable sales simply to “leave room to negotiate” could increase market time and ultimately produce a lower offer. The opening price needs to create interest immediately—not become a neighborhood landmark with a lockbox.

New Construction Activity

New construction remains a major force in StoneCreek Estates. Perry Homes, Toll Brothers, and Ashton Woods continue to influence pricing and buyer expectations, although portions of the community are entering their final selling stages.

Perry Homes advertises two product groups:

50-foot homesites: Approximately 2,300–3,600 square feet, with pricing beginning in the upper $400,000s 60-foot homesites: Approximately 2,895–4,016 square feet, with pricing beginning around $599,900

Toll Brothers is advertising its final opportunities, including four quick move-in or coming-soon homes. Current advertised pricing begins around $669,000, with available designs of approximately 3,078–3,617 square feet.

Ashton Woods reports that only two opportunities remain in its section. One Ashton Woods home at 2027 Emerald Cove Drive was reported sold on June 2 for a last asking price of $509,990.

The large number of active listings is therefore somewhat deceptive: a substantial portion consists of builder-controlled inventory rather than traditional homeowner resales. Builder homes also tend to raise the community’s overall average asking price and affect the calculated months of inventory.
