Stonecreek Estates recorded 12 closed sales in July 2026, with a median sale price of $527,849, an average sale price of $538,916, and a median sold price of $175.38 per square foot. Nine new listings came to market and five homes went pending during the month. With 32 active listings at July 31 and 89 closings over the preceding 12 months, estimated inventory was 4.3 months. The balance still favored sellers, though buyers had enough choice to compare options rather than simply accept the first one available. Sellers who prepared the home properly were rewarded quickly; buyers needed to be ready to act.
Resale Activity
Three resale homes closed in July 2026, too few to price a month on, so the resale figures here cover the 6 months ending July 31, 2026: 5 sales at an average sale price of $511,800 and a median of $502,500. The median sold price was $161.56 per square foot, and the median time on market was 8 days. These results show resale buyers weighing each home against new inventory that carried a warranty and builder incentives. Resale sellers should lead with accurate pricing, condition, lot quality, completed improvements, and immediate move-in readiness.
New Construction Activity
New construction accounted for 9 of the 12 closed sales recorded in July 2026. Builder sales averaged $543,943, with a median price of $505,697 and a median sold price of $177.26 per square foot. Across the 5 finished builder homes that were listed for sale rather than sold before completion, the median time on market was 178 days. That 75% share of the month's closings means builder pricing and incentives were setting expectations for the whole neighborhood, and resale listings needed a clear value advantage or features new homes could not easily match.
