Stonecreek Estates recorded 6 closed sales in November 2025, with a median sale price of $519,500, an average sale price of $528,790, and a median sold price of $175.40 per square foot. 17 new listings came to market and twelve homes went pending during the month. With 30 active listings at November 30 and 37 closings over the preceding 5 months, estimated inventory was 4.1 months. The balance still favored sellers, though buyers had enough choice to compare options rather than simply accept the first one available. Sellers who prepared the home properly were rewarded quickly; buyers needed to be ready to act.

Resale Activity

No resale homes closed in November 2025, too few to price a month on, so the resale figures here cover the 6 months ending November 30, 2025: 4 sales at an average sale price of $485,250 and a median of $501,500. The median sold price was $170.81 per square foot, and the median time on market was 50 days. These results show resale buyers weighing each home against new inventory that carried a warranty and builder incentives. Resale sellers should lead with accurate pricing, condition, lot quality, completed improvements, and immediate move-in readiness.

New Construction Activity

New construction accounted for 6 of the 6 closed sales recorded in November 2025. Builder sales averaged $528,790, with a median price of $519,500 and a median sold price of $175.40 per square foot. These were built-to-order contracts, so no meaningful days-on-market figure applies to them. That 100% share of the month's closings means builder pricing and incentives were setting expectations for the whole neighborhood, and resale listings needed a clear value advantage or features new homes could not easily match.

Days on market for this month was measured before October 2026, when we began counting a home's full time on the market across relistings. It is not measured the same way as the newer months. Every other figure here is unaffected. Last verified Sep 4, 2026.
